To
list any property, you will first be required to
set up an account by entering your contact information. If you are represented
by a real estate
agent, their name
and contact information should be provided to viewers. If you
are a For Sale By Owner (FSBO), you should be familiar with the
disclosure laws in your state
prior to listing your property.
Once activated (usually the
same day), you may enter listings and
brochures. You
may edit your listings and/or brochures anytime and as often as you like.
Changes are posted immediately for public view.
As a condition of use, you
agree to keep the status of your listing current at all times...this
includes informing the public when a listing goes under contract
(pending), contingency, or when it is sold. You
may "upload" or edit photos at any time. PropEx may, at its discretion, purge any listing that does not: [1]
maintain a current photo, [2] reflect the appropriate "status" (current,
pending, sold, etc.) or, [3] believes a listing to be
misleading to the public. All listings are
subject to the terms and
conditions
referenced herein.
What is the Financial Summary and "View Pass"? The Financial Summary
is reserved for confidential information such as rental
income, owner paid expenses, commission structure, and/or terms of any owner
financing offered to qualified borrowers. If you enter a "viewpass",
the Financial Summary will be concealed from public view.
The public will
still be able to freely view other information about your listing but must
contact you to access the Financial Summary. This provides a method of
call-back verification before you release important financial details
and allows you to track serious prospects.
If you choose, you may provide
your "viewpass" to select individuals, members of an investment
group, agents in your office, or perhaps your local Multiple Listing
Service. You may limit viewable access to some listings while
freely posting other listings. This works to your advantage depending upon
how marketable a property might be or how much information you are willing
to provide the general public.

If you desire to
conceal these fields from public view,
(instead,
requiring viewers to contact you by email before viewing the Financial
Summary), then enter a "viewpass". Entering a "viewpass"
will only limit display of the Financial Summary.
If you are a "For Sale Or
Lease By Owner", your information may be available to real estate
agents. This gives you every opportunity to sell or lease your property
-and- provides an option for paying an agent a
commission if he/she procures an acceptable offer.
